Levant BBQ filed a permit to move into Sugar Land Town Square back in April, with a construction window that was supposed to close out by September. Halfway through that same month, Community Impact ran a fresh update on a different Town Square restaurant, Majestic Kitchen, announcing an October opening in the space that used to be Mahesh's Kitchen. Both restaurants are real and on their way, and neither is seating guests yet.
If you've been half-following the restaurant chatter around Highway 59 and Highway 6 this year, you've probably heard about five or six new names landing at Town Square. What you may not have clocked is that two of those names have now been covered three separate times each, once for the lease, once for the permit, once for the opening date, while the restaurants themselves stay closed. Meanwhile a couple of businesses that got far less press are already open and seating guests.
Levant BBQ's Town Square story started in April, when the Houston-based halal barbecue concept filed a permit with the Texas Department of Licensing and Regulation for 15903 City Walk, the former Ruggles Green space. That filing put the renovation budget at roughly $100,000 and set a construction window running June through September. By July, a different outlet was reporting the lease as newly signed, with an opening window pushed to late 2026 or early 2027. The September construction deadline from the original filing has already come and gone. The restaurant has not.
Majestic Kitchen followed a similar arc. The lease for the 3,175-square-foot space was signed back in April or May, depending on which outlet you read. That got covered again in July as part of a roundup of new Town Square tenants. Then, on September 17, the ownership group put out a news release confirming an October opening, complete with a menu preview built around a signature Majestic Pasta and a dish called Maharaja Lamb. Executive Chef Dipak Aryal is running the kitchen. Santosh and Supraja Cividi, the Sugar Land couple behind the concept, told Community Impact their son's fondness for the restaurant that used to occupy the space is part of what inspired it: "Majestic Kitchen really began with family, and that connection stayed with us."
Between the lease, the roundup and the opening announcement, Majestic Kitchen has now made local news three times, and the October opening is the step that puts tables in front of guests.
Set those two aside and Town Square has quietly added three businesses that are open right now with no asterisk attached.
Landry's Seafood House opened in late August near the intersection of the Southwest Freeway and the Grand Parkway, close enough to Town Square and Smart Financial Centre to count as part of the same trip. The build-out leans into a French Quarter look, brass fixtures and dark green tones, and the menu runs from gumbo and fried alligator to a full lineup of whole fish options including redfish and snapper.
Escapology Sugar Land had its grand opening on July 29 at 2248 Texas Dr., with seven room themes on offer including a haunted house and an art heist. Insomnia Cookies is running daily out of 2270 Lone Star Dr., open until 1 a.m. on weeknights and 3 a.m. Thursday through Saturday, which makes it one of the later options in the district.
A sixth business, Nishat Mills, a South Asian-inspired apparel retailer previously based in Stafford, has signed for its first storefront at 16160 City Walk. No opening date has been announced yet, so file that one under pending along with Levant and Majestic.

Part of the answer is right there in the Levant filing. A $100,000 build-out with a four-month construction window sounds tight even before you account for a Houston summer's permitting queue, subcontractor scheduling, or a kitchen build that needs health department sign-off before a single plate goes out. When Realty News Report covered the same lease in July, the projected opening had already slipped from "by September" to "late 2026 or early 2027," a four-to-seven month stretch that didn't exist in the original filing.
Rebees, the placemaking firm that has managed leasing and marketing for Town Square since 2019, has been filling space fast this year. Filling a lease and finishing a build-out are two different clocks, and the property's own promotional accounts tend to post about the signing long before the space is ready for a health inspection. That's not a knock on the businesses. It's just the reason a resident scrolling local news in April, July, and September sees what looks like six new restaurant stories and finds, on closer inspection, that half of them are the same two restaurants at different stages of the same process.
None of that construction timeline touches what's actually on the Town Square calendar this week. The Thriller Vintage Market runs today, September 27, from noon to 6 p.m., with food, live music, hayrides and vendor booths set up across the square. Fall Fest already came through on September 19 with more than 80 vendors selling clothes, shoes and accessories.
Coming up next, Movies on the Square is screening Toy Story 5 on October 16 at the Plaza, with complimentary popcorn and nearby restaurants running dinner deals for the crowd. The following night, October 17, brings an Aerosmith tribute concert as part of the Music on the Square series.
None of it requires the new restaurants to be finished. The Sugar Land Social District, which launched in December 2025 and covers parts of Town Square and First Colony Mall, already lets you carry a drink between more than a dozen bars and restaurants within marked boundaries, Flying Saucer Draught Emporium, Little Woodrow's and Baker Street Pub among them, seven days a week until 2:15 a.m. That's the part of Town Square that's fully built and running while the restaurant build-outs catch up.
If you're planning a weekend around Town Square before the end of the year, the honest version of the map looks like this: Landry's, Insomnia Cookies and Escapology are ready now. Majestic Kitchen has an October date attached to a name and a chef. Levant BBQ and Nishat Mills are real leases with no confirmed opening day yet. The events calendar, tree lighting included, doesn't care which column any of them are in.
